In this whole house renovation, a 42nd floor condominium in a vast urban setting was transformed into a tranquil oasis. The cacophony and chaos of the city are left outside this 1930’s home, allowing serenity and calm to be the heart of the owner’s busy life. The design vision for this quiet living environment was two-fold: to create a restful sanctuary and to take advantage of the expansive unobstructed view of the city and beyond. The result was a success on both counts. The muted and subtle Art Deco interior is luxuriously soothing, and recedes in the foreground allowing the breathtaking skyline to take center stage. Sitting in a place of simplicity and repose, the owner can view the endless patterns, textures, and movement in the cityscape without feeling overwhelmed.
The project began with the complete stripping of all architectural features, except the standing walls. All new millwork details were added, including new crown and baseboard moldings, doors, hardwood flooring, and soffits. A coffered ceiling was added throughout the condominium bringing layering and texture to the space. The primary challenge was coordinating the complicated logistics of an urban high-rise renovation project. These included obtaining special city permits, having limited time and access to the building, and transporting all demolition and new materials via service elevator. Sophisticated site mobilization was required to dampen noise and control dust so as not to inconvenience neighboring apartments.
The owner’s love of the Art Deco style directed the selection of colors and textures in all aspects of the décor: furniture, artwork, drapes, flooring, walls, cabinetry, and accessories. Throughout the home, emphasis was placed on functional, clean, uncluttered furnishings and details. The dining room and living room furniture was custom made using dark woods finished in a rich lustrous sheen. They have the subtle modern look of the Art Deco style with clean lines, gentle tapers, and simple details. The luxuriously textured fabrics in muddy tones soothe the eye and invite relaxation, rather than steal the show. The lighting throughout is elegantly simple; the dining room chandelier is custom made from stainless steel with lampshades in neutral silk.
The small utilitarian kitchen was transformed into a highly efficient space for a serious cook. Here again, emphasis was placed on function, simplicity, and quality. The custom mahogany cabinets reflect the Art Deco theme with clean lines and modern look. The smooth wood finish, stainless steel details and appliances, and black granite counters are offset by textures in iridescent glass tiles, and quilted glass display cabinets. The soft, warm tones and finish of the cabinets and hardwood floor make the contemporary room an inviting place in which to work.
